I am currently looking for a title company in the Bettendorf/Davenport area and was wondering if you guys had any recommendations?

Or do I have to officially put the P&S into escrow with title company?

Any title search should identify all the liens on the property.  

Easiest way is to contact the title company that was used during the purchase process.

OR do I just say I am being too greedy and work on my current deals and pass this one up and forget about structuring $5k worth of private money or the hefty price tag of a HML?
