I would be careful raising rents that high that quick, $100 may not seem like a lot however at the current rent it is almost 20% more. the property might need 4 new tenants if they cant afford a 20% instant price increase.

I don’t have a pro membership so I need to be careful with my advice but I have a few things that might be encouraging.

I do recommend in getting a part-time job so you can insure that your living expenses are taken care of while you are learning the game. 

Be careful with what needs to be done on that unit from your inspection and city building inspection officers to ask them if there is anything you have to do that was not expected and budgeted for. 

I know there's a million ways to skin a cat and it comes down to personal preference, but my CPA seems so adamant about not paying my house off that it has me second guessing doing so.

But I would also let them know they will be responsible in the future if they are not more careful.
