Tenant-landlord law often limits what this can be.Insufficient funds: If you accept personal checks and the check bounces, there is normally a fee.Key/remote replacement fee: If new keys, garage door openers, mail keys, etc need to be replaced for the same tenant, there is often a fee.Breaking lease:  If a tenant moves out before the lease is over there is often a penalty clause. 

Within the city limits, I believe STR are prohibited, so start with understanding the regulatory environment. 

We have had a set of tenants that had kids with some special needs and they were pretty rough on the house.

Speaking as an immigrant myself, immigrants do not want any eviction record on their credit as they are trying to establish a life here, but I am not sure how to facilitate an eviction process for an international tenant with limited information on hand. 

Unfortunately, that is when greed set in and it was voted that we needed to expand to other locations because our business plan was getting behind schedule.  

North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.

I feel they've set low standards.

There are other options but you are limited.

Just make sure you inform yourself on how hard money works for flipping and be ready to move fast on your project as you will have limited time to finish your project before the note is due. 

The goal is to set a standard without having to go to court but if you have to do that it is what it is.
