I am just looking for a good starting place to begin researching specific neighborhoods/options/realtors.

Hopefully you have done all of the research as what I have found is that typically locals have the market expertise and OOS investors often do not. 

I'm a first time investor as well and started researching on the forums just like you are now. 

However, if you choose to go with a realtor, make sure you do research and interview to find a good one!
