Finding first investment property in Indianapolis market

Hey everyone, new to the forums. Have been researching REI for over a year now, and have been searching for my first property. The market here appears to be high, and inventory is low. So far, Ive been using the MLS primarily and have been outbid on both of the properties I have bid on. Thinking I need to be looking for off-market deals instead.

Any advice you could provide me to get my first investment property would be great.
