I'm not trying to discourage you, but you don't seem to recognize that the people who are doing the project you are looking at probably didn't just make a million dollars overnight. 

Why would I (speaking from the pov of a large company/country) invest in a company if there is the possibility I can buy cheaper in a few days or that the government will wipe out my entire investment overnight?

There is a significant housing shortage across nearly every U.S. market and that won't change overnight.
