I’m definitely looking for a mentor or someone to shadow because I did my first investment which I saw where I made numerous mistake.

My first thought would be to sketch out your plans on your property and approach your city zoning/planning agency.Sometimes the set backs and parking can become big issues with your lot to  even please the city.If the city will allow all your idea's and give you a green light then great.Square foot cost for new builds are so high right now because of two things.

What leads you lot to think it is specifically a good time to buy rental properties in OKC?

My husband is worried that with both properties, our mortgages would be $730K if we used equity for the down payment, and that just seems like a lot to get into for a first deal.
