We got engaged in December 2019 on a trip to St Lucia that I splurged on as my reward for completing the deployment to Afghanistan. 3 months later in March of 2020 the world flipped upside down and everything shutdown because of COVID.At about this same time my fiance and I were trying to buy our first house together.

We purchased our first rental in March this year.

In 2020, STRs were banned in the county from some point in March to some point in June and again from before thanksgiving through the end of the year.  

I'm seeing 6.5 - 7.5 on appraisals/BPOs in the B and C class areas, respectively

We banded together to underwrite and negotiate the deal, raise money, and manage the asset.

Congratulations if you have enjoyed some of the national average of 30% appreciation (from March 2020 to March 2021 according to the CREA) on any of your real estate investments.

That said I only closed in March so there is not yet enough data to get a full picture.

Lots of updates were made and the house is now appraising in the $130,000 range and was rented for $1,300 a month (starting in March).

I sold my property in November of 2020 and closed on my replacement property in March of 2021. 

I had a roof done in March.
