The closing date for my under-contract duplex is quickly approaching, and I just found out the 2nd bedroom for each unit does not meet the minimum size requirements for a legal bedroom in Saint Louis City, MO.Is $750/month considered above-market rent for a large 1 bed, 1 bath, +office/den with closet at 46xx S 37th St, 63116 with:off-street parkingnewly renovated kitchen and bathroomback deckhardwood floorsThanks for your expertise!

If this is standard, than you can always try to install a small closet (30sf should do it for a stackable unit)  you can look at areas where there is water in the vicinity (think a bathroom and/or the kitchen).   

. - if you put 50:50 on male vs female tenants, they tend to be more cleaner - separate bathroom for Men and Women- shared Laundry and shared kitchen with eating space- $500k liability insurance from each tenant upon move in- very detailed house rules added as a clause on rental agreementi do have my day time job and rental side is not treated as full time job for me.

Do I need to replace all non grounded outlets with gfic outlets or can i just replace one for each circuit breaker like you do for kitchens and bathrooms?

It will brighten up the kitchen and make it look bigger and more up to date.  

The good news being it is only kitchen/dining and bathroom that has the grey tile, the rest will have dark hardwood.
