My college roommate started buying them in central jersey shortly after we graduated.

When he goes to college/trade school he mentioned wanting to live in one of those apts with a roommate, possibly as an on-site mgr. 

Local colleges, tourist attractions, a view, direct access to things like major hospitals/venues/event spaces that are active.

Due to the influx of rentals on the market, now, those of us who cater to the traveler’s experience, and budget for yearly upgrades, too—are who continue to make money in the slow times, which even international cities (we have a house in the mission district of San Francisco) now face. 

The biggest discernable difference between Modular and manufactured is that Modular buildings are built to International Building Code standards or whatever building code governs in the local jurisdiction having responsibility (often state building codes that are modeled from the IBC) and manufactured homes are built to federal HUD (Housing and Urban Development) code.

I had to stop for a while and use my money for my son's college degree, but what a good investment that was.

I have 2 siblings coming out of college in the next couple of years and this is the exact same house hacking I am going to try and help them start with.

Look into college towns and someone always needs a roommate in these area.
