After months of learning everything I can about Real Estate Investing by following the  forums, listening to the podcasts, reading the books, attending the webinars, and talking daily to my mentor, I felt it was time that I needed to take some action as experience is life’s greatest teacher instead of falling prey to “Paralysis by Analysis”.

I listen to bigger pockets daily.

It's good practice to learn how to average, quarterly track and update hard/soft costs of operation such as water, sewer, trash because IF you ever want to scale up into commercial side of things (5+ units) than this practice of mean averaging will be a daily norm.

No onsite staff needed, just a daily cleaning service.

The other reason you have to be extra careful here is you have vacant lots to the north of you which means even more eyes pass by daily or are aware it is vacant. 

I had my real estate license now so I just checked the MLS daily until I found something inexpensive that Mom liked.

I cut my teeth by doing the “service” work meeting the right people and learning the business indirectly.

I have received calls and emails (thankfully not daily) from wholesalers and "brokers" trying to either buy properties and "have buyers lined up" or are sending my CBRE packages with the CBRE logo covered up.  

As a result, I have decided to begin posting the analyses that I do on a daily basis get feedback from the community to better my understanding and expedite my growth, and who knows maybe make a friend or two on the way.
