A person betting on historical averages continuing for the stock market, would arbitrage the two.

@Kaden Cole I agree that "what-ever you can get first" at a price that you can cash flow will be the better bet. 

That said, i believe that it can still be a good investment strategy and iv bet on it myself by building two new single family homes in the last year that I now manage as rentals.

But I'd bet plenty of money that sooner or later if you go on in this life you'll be renting the duplex and using the garage yourself for storage.

If someone were to default on their primary/second mortgages, I think it’s a safe bet to assume they would also stop paying the property tax.
