Find out who your local players are, what they are buying, and where they are buying and you should be able to find them in the sections of the city that you need.

My advice would be not to share with them what you shared in in this forum attend a few and just sit back and watch who the players are and move with easy until you know what the group is about.  

Transportation is a major source of jobs here, FedEx, Trucking, Railroad, River Transportation are some of the major players as well as AutoZone and International Paper world HQ located here. 

The SFH route is manageable, easier to chew and the network of players (agents, lenders) are familiar. 

The buyer that Ive partnered with said he would buy both of the houses I have in my pipeline so he seems like a player.
