Good morning all,I’m a landlord in New York City and would like to know how to move forward if tenants are damaging the apartment. As the landlord, I understand that if the stove stops working I have to get it repaired or changed but what if the damage isn’t natural?

But otherwise, a room just needs new sheets (we have extras ready to go) and towels, snacks, and then we quickly wipe and spray everything down, vacuum (doesn't always need it after every single stay) and we are out.

Here's a few online sources on the matter:The fact of the matter is, the landlord cannot “double-dip,” collecting full rent from one tenant, who has vacated, and collecting again from the new tenant. From: https://corealestateattorneys.com/breaking-a-colorado-residential-lease/In Colorado, landlords are usually required to mitigate damages if you move out of your rental before the lease is up.

These properties are currently being rented for a great amount with great cash flow. Most of the time, these properties are not in the worst condition, but they are not new either (I think about $10-20K in repairs needed) or even properties that have great tenants paying great rent in them. Now, if I analyze the MAO with the standard calculation (ARV * 0.7 - repairs - fee), it won't make sense for the seller, and he won't sell it (found out the hard way haha). What do you guys do in that situation?
