Can someone please share their creative strategy for finding funding/capital?

Was trying to come up with a creative solution but I don't think I can justify the $645. 

Our rents are solid ($1200 for a 2 bedroom unit), so 5% typically covers the maintenance costs we run into. 

The issue is that there are currently 4 tenants renting bedrooms individually.

I am really looking for a creative way to bring the investor in, pay a good return, but have an out for both parties at some point that is mutually beneficial. 

I feel that vacancy is always higher with those so I try to look for something with a mix of more bedrooms.

I'm working on rehabbing a recent purchase to get it ready to rent, and in the course of installing a new curtain wall I discovered that the newly created bedroom would be without a heat source.
