i think you want to have it upfront in the lease what issues she needs to be contacting you about.unfortunately, i would think most of it should be common sense, but it appears she doesn't have any.

I filter out anything that appears to be a big bank, I remove any duplicate owners, I take out properties with assessed values that are way too high (out of my price range, anyway) and I try to get a list that ONLY includes tax delinquent properties.
