There is no one particular piece of evidence that I'm aware of (outside of perhaps a timestamped/geo-tagged video showing the tenant smoking in the unit lol)  that would guarantee you'll successfully collect in the event you do go to court. 

In Oklahoma City, the utility companies may provide relief if you show evidence that a leak was repaired.
