Mine says if you break the lease you forfeit the sec dep. you can either be taken to court for the vacancy loss I incur (which could be a while in the winter) or pay 2 months rent and your obligation has been met and we can no longer take you to court.

They are responsible until you find a new tenant for utilities as well but I don't normally feel comfortable enforcing this in winter, it is too much risk if they don't pay, I don't want to fix pipes and take them to courtYes, theoretically they are responsible until it is rented or the end of the lease but rarely will you get more then one month most times, if it takes longer  to rent they will claim you haven't been diligent if you go to court.

There are a lot of vairables that can swing expenses dramatically from year to year...such as cost of oil/gas, HOA assessments, and how snowy the winter (last year was horrible and impacted rents).

In December my tenants wrote saying the Co2 alarm had been going on since November when they turned on the heat (10 mos after we bought the place and 1st winter).
