It also doesn't fully account for vacancy rates for the area and other things more experienced analysts can estimate better than I.That being said, in my own searches for properties, I have aimed for no more than $40k per door, with around a $100 per door cash on cash return after expenses.

Utilities are separately metered and paid by tenants Expenses: Taxes $2100 Water $1200 Insurance, I don't know Repairs, 10%, 1440 Reserves, 5%, 720 Vacancy, 1200 Net income of $7032 Both tenants have dogs.

Call advertisements(Rent ads, CL etc..)...most RE investors looking to fill vacancies...Ask questions, seek to help fill a vacancy, request a time to connect..some will shut the door, but not all...Take ACTION..good luck!!

I am told they will not come down much at all...80K = 20% down600/month = vacancy rate (not had a vacancy in years but I would rather plan for it)435/month = taxes230/month = repair fundUtilities paid by tenantsexpenses = 1465/month 400k @ 6% = 2398/month5000 income / 3863 in expenses = 142/month/unit_________ This doesn't look like a good buy at all …maybe I am missing something??
