Then if you are buying a property that you intend to increase it's value and do upgrades like painting and renovating units as they become vacant then need to line up trades and make decisions on what needs doing as well as carefully watching over the trades.

So if 20,000 was repairs needed today and 70,000 was upgrades you wanted to do later then the price would be reduced 20,000 to 150,000 offer price.

The only time we may waive the first part of the repair is if the repair constitutes a upgrade to a system, such as a new boiler, water heater, etc.The other way to keep the costs down are to learn to do them yourself.

First all newer homes should have breakers not fuses, older homes should be upgraded to breakers if they are not already.

I think the upgrades are worth it based on my experience, because I should be able to bump the rent to $1,250 and have less vacancy as the nice properties in this neighborhood rent quickly.

This does not usually cover units that have upgrades or have had work done on them that is not standard.

Sometimes meeting times/locations get changed, and sometimes (as in the case of the DFWREICLUB = 20% discount) you can get discounts / special upgrades / better seating / etc. if you signup and pre-pay online.
