As soon as we learned that disbursements from Roth required that the account be set up for at least 5yrs, we immediately set those up with a bank and xfered only $1K each from Traditional into the Roth accounts.

@Joseph A Gonzales make sure you have money already saved, bills paid atleast 6 months ahead, make sure you know what your doing fluently and me personally I wouldn't do virtual wholesale unless I've already master traditional wholesaling!

Filters, refrigerator filters, batteries for smoke detectors and fan remotes, light bulbs, etc.Your list is pretty thorough though, I'd only add to make sure you're doing a semi-annual HVAC maintenance.
