What are your guys thoughts on this?

Thought about adding a smart lock to the garage and making it a self-rental service.

That’s exactly my thoughts.

We are trying to get creative with financing as our family cannot really float the monthly payment we were quoted for 6+ months while we renovate the property and prepare to open the business.

I prepare 170+ tax returns a year for my clients.

Definitely aim at starting small, don't go after multifamily properties of over 2 doors.For a fix and flip, be prepared to be cautious on which money lender you are going for.

I'm self employed as a house flipper and don't have a normal set salary to work with so I'll give this some thought based on what I'll think projected income will be.
