Doesnt sound like wear and tear would be covered so it would have to be a terrible wind storm so you may get stuck with paying it anyways.I can speak to point 2.

This deal is not terrible, sounds like it would be hands off and decent cash on cash if your numbers are accurate. i dont think the 5 yr balloon would be a deal breaker for me though which sounded like your question.
