The problem we have never thought of until now is that because the owners have struggled to provide normal documents like rent rolls and leases (a lot of the tenants have been in their units for years, now renting month to month) we worry that when it comes times to transfer over security deposits there will either be none or the amount will be minimal.

I assume if they want to do this they do not have much equity in the house, because they are effectively splitting their equity with you and unless you are able to force a lot of appreciation I am a struggling with how they would be better off.
