They create the business plan and investment summary for prospective investors and work with a syndication attorney to structure the deal.Then, they start looking for limited partner passive investors who want to invest money into the deal.

My suggestion, before spending a bunch of time on talking with lawyers (and money) maybe find your partners and develop the structure that would be acceptable for all the parties involved.  

I'm looking for ideas on how to structure a deal for a seller who is moving into a low income senior living.

Talk to a tax professional about how to legally structure that.

Does anyone have any certified structural engineer recommendations to look at a property's foundation and some cracks in the brick?

A remote business structure, maybe the best way?
