Hi @Israel Lopes, accessing some equity to do renovations can be a good idea.Especially if he is going to rent out the renovated unit.That way, you increase the value of the property and reduce the monthly payment.Hope this helps!

I would find a local investing meetup and try to pick the brains of some local investors to see where they’re buying. investing out of state sounds great but definitely takes some extra coordination for your first deal to make sure you have good “boots on the ground” that you trust. if you’re confident enough to take that risk of investing out of state first, I’d also say that southern and midwestern states tend to have lower taxes and generally more landlord friendly.
