Ended up that we had to pay $12k for a $7k roof, because of the low supply of roofers and high demand of roofs...and tenant with an active leak.

By following a disciplined guideline such as this, you never buy trash properties that run high costs, you never buy excessively costly properties that the average american cant afford to buy from you if you chose to liquidate, and you maintain a profit margin of your desired end point.Obviously as well, you can tell that you are more limited in the types of properties that you can buy, and where you can buy for obvious regions, but in higher populated regions, rents are always more expensive simply because of supply and demand.

(Last time I bought a ball/receiver for my pickup I noticed they had different weight ratings for both the receiver and ball, I just bought the highest they offered at Tractor Supply in both categories...do not have a goose neck hitch installed.)Sorry for the question is the wounds are still raw - would like to learn from what happened as I tow from time to time.

It is a simple supply and demand issue with them...low supply increases the demand.
