The more people there are the more traffic through the apartment the more damage to walls floor etc....I love leasing to people who have small familes i.e. mom dad one kid elderly couples etc....just some food for thought.

Okay late night update:Numbers still workGot the HVAC cost way downGot the Roofing cost way downgot the potential framing numbers inline found several supply houses to get products interior products at a reduced costFound enough 1" hex tiles at Habitat for Humanity to do one of the bathroom floors for a 85% discount!

The loan officer and my Agent said peeling paint, no appliances, and ruined floors would cause a no go with the FHA loan.   

Either way, set a floor on the amount of cash you hold.  

My flooring is in, but it should be the LAST thing I did, along with painting.Oh well, time to knuckle down and do things right.My goal is for one of you to walk through my building and say, "This is a well maintained building."

The house had been completely stripped of all drywall, flooring, and cabinets, yet there were no signs of mold treatment or sealing.

NOTE TO SELF: NEVER USE LAMINATE FLOORING AGAIN.  

That means everything...drywall, flooring, kitchen, bathroom.

Upon entering the dilapidated shell-of-a-home that needs to be gutted and cleared of debris, I find 30 year old insulation covering the floor of each room, warped floors, no ceiling, a leaking roof, a destroyed kitchen and an owner attempting shop his home for the highest bidder to hopefully get ARV for his hunk of junk.What I'm finding is a common theme since full blocks are being bought out and the natives being forced out to make way for hipsters, swanky little coffee shops, and inflated real estate prices.
