The current plans for the residential level of the building consist of 8 condominiums ranging in size from 850 sq. ft to 1550 sq. ft.

And with increased size of the property it takes longer to find a tenant.

Let's give him the benefit of the doubt and assume a 45% expense ratio (still very low for properties this size).
