When we were doing demo, we found a toddler's  shoe in the attic, where the floor boards were not screwed in, in there were huge nails sticking out, scary and your heart just sinks that it's an accident waiting to happen!

I know following the crowd can certainly lead you astray (and all the Warren Buffett-isms of be bullish when the market is bear and vice versa), but sometime you don't want to wander to far into the wilderness.But if a market correction or slow down would not sink you financially, and you are okay taking on the risk, then you can come back here in 8 years and tell all the nay sayers that they were wrong.Best of luck, whatever you choose.

Clearly this is a hot property if they've got multiple offers less than three full days after listing...One last note...sinking cash into this one won't necessarily affect our ability to invest in other properties, so that's not really a concern.

in Arlington be sure to check the foundation since a bad foundation can add $10,000+ to your repairs.I have never seen a house that you can really not sink at least $1000 in initial repairs and make ready expenses into.

Then you will have to sink a bunch of money getting them ready to re-rent again.The price would have to be very, very low for a buyer to take on such a property.
