If buying to rent out and you THINK a crash is coming, you will be fine as rent is stable and your numbers should work either way to make the deal, might have been able to purchase cheaper if you were right.

Regarding the risks and costs, I'm thinking once the rental portfolio grows to a certain size (ie 10 units) you can really build a team with systems and processes in place to reduce risks and costs while achieving a higher return that's stable since it relies more on monthly cash flow rather than appreciation.
