A cracked boiler tank is almost always a sign that it froze or ran out of water.

I've got an agent in WI upset with me for "tanking" a deal under contract for a six unit commercial building. 

Do I get a contract with n assignment clause from an informed atty, do I figure out cost of rehab, do a title search or tank sweep for the potential buyer??

.- Rehab- Cracked foundations, leaning houses, completely new wiring and/or plumbing needed, underground oil tank, I'm probably not going to take that deal.
