John, I am transferring over for tax break purposes as I plan to sell this property that has over 250k in equity, can you elaborate on your preferred reasoning behind keeping it on your personal name? 

The way a 1031 exchange works tax wise in the simplest fashion, is your initial basis in the original property you sell becomes your basis in the new property.

Might be time to trade or sell this off for more cash flow even though it still appreciating rapidly.

When I closed on my first duplex in Harrisburg, Pennsylvania in August 2017, "the 2% Rule" was the gold standard for determining whether a property would cash flow.

The rent:sqft is generally 1.0-1.3.List price seems on the low end of what I comp the property at.

The properties either cash flow or broke even while they lived in the property for a minimum of one year. 

I have decided to partner up with another investor to buy this property together.

I want to buy & hold appreciating properties in neighborhoods where I can find decent tenants.
