Say after a week or two you have a potential buyer, but said buyer can't qualify for a traditional mortgage for whatever reason (possibly self employed).

In the areas discussed above, you have to take rentometer with a big grain of salt but in a neighborhood like the old west end of Richmond in the JR Tucker High School district there are an overwhelming amount of very similar 3bed/1bath brick ranchers so you can be a little more confident in the comps rentometer gives you.Market knowledge and familiarity is key (and cannot be gotten simply by surfing the internet, no matter how well the data is represented) which is why you should consider working with an investor-friendly Realtor (shameless self-promotion aside...). ;)

Frankly, I'm a little perplexed as to why you didn't choose this option at the outset as the savings in Self Employment tax is likely to be somewhat significant for somebody who has potentially so much profit.

@Lisa Stein welcome, your post would be deemed self promotion and usually removed.you want to advertise your company on the market place that is were self promotion is allowed and encouraged.. on the open forum its answer questions.. and a little like the show Jeporday you answer the questions with a question LOL.
