My investors usually close within a month but recently had someone doing a short sale so the process took two months just for them to agree on the sale amount with the bank.

I have access to RPR.com to run the numbers, I'm trying to figure out how I can do a CMA for the vacant lots to figure out how much they are worth.

They will look at sales comps for similar properties and the price per sq', they will look at the replacement cost of the property, and they will evaluate the property based on the NOI and Cap Rate. 

Then sell property, record sale price and fees you paid.  

Cities and local towns take the purchase and sale of real estate very, very seriously - as you can imagine.2. 

There are some companies that will lie to you just to close a sale and others that will be honest knowing that individual buying parameters vary among investors. 

I have read a couple of Brandon Turner books and the only experience I have with real estate is the purchase of my home 8 years ago, which was a short sale.

It’s the market price for a quick sale in its current condition with a certain amount of advertising.
