First wholesale.. need some advice

I have looked into wholesaling for a while and came across a deal where I can assign the contract to an end buyer. It is vacant lots right next to each other. I have access to RPR.com to run the numbers, I'm trying to figure out how I can do a CMA for the vacant lots to figure out how much they are worth. Any Advice would be greatly appreciated.
