I am in a different after listening to these podcasts (much gratitude for Brandon and Josh), and I am amazed at how supportive everyone here is with each other.Here is my situation:Newbie investor here, living in Wisconsin and am trying to fund a deal in Detroit.

@Jay Raught, I like the Note investing strategy much better than the other REI strategies, but right now being a newbie, I've gotta go where I have the most local support and that is in the other REI strategies. 

An emotional support animal does not require training.

Personally, I would suggest getting a house in Plano (close to DNT or 75), and take a few months to fix it up, look around, and make your long term decision.   ...basically, what you've probably already decided to do :-)As for the multi-family, the areas north of Dallas don't really support multi-family like other metro areas. 

I know of a partial failed rehab that has had two go-rounds and two abandons because there's a huge sinkhole developing directly under part of the garage and the supporting exterior wall of the house.

I think the biggest problem is finding a rental deal that would support a positive cash flow under that financing 

ARMLS restricts assistants access to MLS for the sole purpose of supporting the broker's real estate activities.

This is a great community for learning and support in your REI adventure.  

Great deals are few and far between and cash-flowing rentals are as scarce as Trump supporters.
