Oh, a quick note on the tech side - I use google drive to share photos of properties with my partner/mentor.

Every time something sells for more than I planned, it makes me look at all the offers I made to sellers that weren't accepted and wondered if I should have gone higher.When I first signed up the deal the comps were coming in at 25-30K and then I saw an reo listed at $11k and the photos of it looked better than my unit.
