. - don't confuse it with tax saving - the CSS allows you to accelerate depreciation (you get more of it sooner, and less of it later) so you have to factor that in in your tax strategy- it's good to have CSS done when you replace an item (you'll be able to claim loss deductions)- there is also an inheritance benefit - your heirs will benefit from a CSS in place.Maybe @Wes Mabry can offer more advice.

I love the efficiency and energy savings of a dual propane and heat pump system, but since I would like to keep the tenants paying the heating bill, I don’t think it would get me any additional rent to justify the cost.The plan as of right now will be to test the units at inspection and hope they will last through the winter.  4 of 6 units have had tenants in them for many years, so I think its safe to assume that they had heat last winter, and I will be dropping by to ask.

You have a TON of people giving super confident advice on Wholesaling while they have NEVER wholesaled before.People giving advice on SEO when they have NO clue what seo realllly is.Asking about the legalities of wholesaling here, where 80% of the people here hate wholesalers and think they are the devil incarnate I can bet no matter what answer you gt it will be completely useless to you because ultimately you will have to verify what ever you get with an attorney.Sorry this may not be helpful, but this reply could have saved you a ton of legal issues.Find a lawyer .. and ask "it" (because we all know lawyers are not human)
