The buyer brokerage while doing twice the work for half the commission would have to be careful about seeing the seller as a customer and doing ministerial acts versus accidentally performing client acts and creating IMPLIED AGENCY.

The husband's credit history was really short: one charged off utility account which I could not understand (the account was closed by customer at the end of 2014 but got a balance from July 2015 - Oct 2015 but later on charged off by the utility company), another one is a big phone bill on collection but they disputed and settled(paid) on an amount less than the balance.
