Option 2:If not and you run background checks you can update their profile under the landlord section (that is if you have this option with company you use) to report eviction and to make sure your info is listed as owner of property so if future landlord starts to verify they can see you own and not John Smith like the tenant listed on their application.

Also, I looked at your profile and see that you're young and likely don't have a ton of experience.No one is going to lend you money based on that.Now having said that, I don't want to be a wet blanket and I think there are ways you can make that happen IF you're willing to accept there will be a LOT of hard work on your part to make it happen.Two things you can do 1) Find any properties near you that would work, find out who owns them and develop a relationship with them. 2) Start attending any local real estate networking groups in your area and get to know as many people as you can.

I think sometimes the price reductions can get people's attention but you're also signaling something to the market that encourages low balls or more of the vulture profile (all of us here when we're looking for a deal).Anyways, good luck.

If the project is a particularly heavy value-add, in other words requires a lot of renovation and even a resident profile change, you could see zero CoC return for the first year, maybe even a bit longer.Factoring in proceeds from sale, you should see IRRs in the mid-teens.  13% to 17% depending on the length of the hold and the risk profile of the investment.
