You should go onto LoopNet for your target market, find all the brokers, cold call all of them, tell them what kind of deals you're looking for, and then continuously follow up with them over and over again!

We have only targeted about 150 people. 

We target the loans and that have the largest delinquencies where the most likely outcome is foreclosure.

The target market for the units that are being created (younger folks/Millenials) will eventually want/need something more than an 800sf unit.  

All marketing strategies work when targeting the right people.

Make sure you have the right information about the property, the best quality photos taken covering every detail of the house, and make sure the ad is placed where your target market is looking for. 

My target replacement of a multi-tenant flex/warehouse industrial property in the sub $1mm price range is proving to be very difficult to find (in the right market that is) so I'm also considering SS, which I've researched at basic levels over the past few months.
