A lender I spoke to recently considers three flips within the last five years as "experienced," but every lender is a little different. 

Maybe I am mistaken, but shouldn't cash-on-cash ROI be calculated based on the 'down payment' (i.e. since that is the only money coming out of my pocket)?

I've been on the site and listened to the Bigger Pockets podcasts for a while now.I want to pursue FI through buy-and-hold rentals.

I was just in Orlando yesterday for a wholesailing event that I found on Bigger Pockets.

I love them all.Linens are expensive, and you need three setsGuests are hard on linens, you'll be replacing them on a regular basisGuests will call the "Emergency Number" a.k.a. my cell phone, for stupid stuff like "how do I use the spa?".

I know you will need to show three years of continuous possession to burn the three year redemption period but I am unsure if this would break the continuous possession.
