As everyone has mentioned above, getting the 3.5% or 5% owner occupied loan is the best way to go for the loan product.

There are lots of avenues for funding but if you are starting out with the conventional residential products do some deeper research on what lender criteria are at the moment - understand their pain points. 

I looked into Ring and Simpli Safe but they don't seem to have products built for a multi-unit application.

You have to have a contractor you can trust, a property inspector that can go over the property with a fine tooth comb if you're not familiar with all of the aspects of buying a used home, a lender/broker that has the products and a property manager if you're not experienced or if you have a real job. 

Also, for both of those, the signer has to physically appear (meet in person, not online or over the phone) before a notary, so anyone other than the signer has any of the documents, it can't be legally notarized because the signer didn't physically appear before the notary.
