And with that research, you can simply google tenant background checks and see a lot of options and at that point it will be a preference to you and how much it costs in the end with a varying degree of package offerings.  

What are your interest rates on your loan packages?

I've been to STRs that don't have cable, and I can still FEEL that visceral reaction to selecting 10 different shows only to have each one say that the channel isn't part of the package.

I also bundled the termite inspection and sewer scope in the package.

Bigger Pockets offers tenant screening through a trusted partner and there is a full credit report package available. 

My involvement in BR has been limited as I only offer on larger deals there - apartments, mobile home parks, land developments, house packages, etc.

Currently in the process of closing on a package of SF homes and I wanted to ask whether a new Landlord needs to write a letter directly to the tenants or whether it is better to let the Property Manager inform them.

@Nancy Stark if you do it as a package you could finance it. probably a 5 or 10 year arm 30 year AM balloon type product which you will have to go back and negotiate after 5 or 10 years. if you have sufficient money to put down  w2 income will not matter.
