IE: 15k rehab = 15k net profit, 20k rehab = 20k profit, 5k rehab = 12k profit, etc...I think I would be comfortable paying her $2,000 for every deal she was able to find in this way, but I'd also like to give her an incentive to find better deals than that as well...I'm thinking of drafting a document agreeing to a $2,000 commission on any acceptable deal that meets company buying guidelines as well as a bonus 25% of potential profits in excess of minimum net profit guidelines.

Uncontrolled" SEC, absurd leverage level raising decisions, rating agencies ratings for sale, bankers looking for bonuses rather than being responsible, and consumption irresponsibility at all levels of our society caused this and nearly put the world into a depression.I watch the upcoming lawsuits versus the rating agencies with interest, but why do I feel they will walk with a symbolic slap?

The problem with bonuses and the likes is it encourages poor performance.

Just tell them you're asking because you've run into problems with low appraisals and if they use the same appraisers, you won't waste their time with an application.Also, it isn't imperative that you use the same one's, that's just a bonus.

End of the day we bought a house we could afford and didnt mind living in even if we never had a tenant, and having ANY rental income was a bonus to helping us pay for the house.But be careful, new SFH's will have a really tough time being cash flow positive once all of your expenses are included. 

Yes, it's a nice bonus, but it's not as good as it looks.
