It doesn't seem to match up with numbers in my experience, and I'm curious why/how you're doing it.In my case, I've been doing a BRRR strategy- buy a house, fix it up, refinance to get my original investment back, and stick a renter in there.  

It turned out to be a waste of time when I noticed that the information was not matching the reality that I was seeing  myself and talking to friend investors in my area.

You may find a lender to match your needs. 

I would also draw a distinction between someone who pays late and someone who is being chased for rent.

If you contact him, make sure he understands the distinction.

Thankfully because I've been going through them for 90 minutes, matching up all of the information with the rent-roll spreadsheet she provided earlier.

Playing on a computer, set at a "pro" or "expert" level, I will win 70% of the matches.

In one case it was extremely important as the APN numbers and addresses didn't quite match up so I wanted to make sure the plat and survey aligned.  

Third, please take advantage of any matching program that your future employer may offer you.
