I was thinking to invest in Tacoma  Multi-family units (4-Plex), mainly because I think cash flow is better than Seattle multi-plexes (I own a four-plex in Seattle.)

The big question was investing in start ups and businesses that do business elsewhere (mainly tech companies but also home repair companies). 

The one main piece of advice that I’ve gotten from the chapters is to pick a niche and master it then move to another.

"The main reason our price is so low is that we know it will take $7k to do this repair".Most times, a buyer will way overestimate the cost of repairs as a negotiation tactic. 

The main issue is that it has been so difficult to find a broker that is experienced in hard money lending.

If you have to explain the business model to the guy then that should be a red flag he doesn’t want you as a customer .one of the main rules of investing is to seek competent advise .

This so far appears exactly what I needed to get some real traction attacking the vacancy issue in my park.
