I am finding my first lesson learned is having multiple lenders available to look over my deal and not put all my eggs in one basket.

After learning some hard lessons, my top suggestions when getting roofing quotes:Ask them to quote the cost on a per square basis.  

By 75% you mean I should try to put a downpayment of 25%-30% atleast so to pay as less on mortgage as possible?

It was getting crazy in 06 (bought a principal res this year...bad idea)/07/08, died down significantly in 09 (when I ended up buying a rental condo), and then picked up the pace again.Condo-wise, buying in 06/07-ish and after commissions, I'm seeing alot of barely break evens (case in point, my own principal residence that I sold before moving - that said, I paid less on PIT than renting an equivalent). 

@Allan Glass @Jeremiah HilliardJeremiah, I think Allan is saying to focus less on rent roll and more on the actual return of the investment after exiting.  

However its my understanding if originate 3 deals or less on seller financing your DF will not kick in. 

This is a huge lesson learned...

Lesson learned : get a 40 yd dumpster when buying a hoarder house .
