My trucking job “owner operator” pays me well enough to payoff the loan at the 3 year mark.

Job change, family change, etc happen, so don' t think the 1 year is a hard rule like in your case.

The son has been handling the property but has done a horrible job in keeping financial records.

This is rare, so most people will use some reasonable number to account for occasional loss of rent (5%-8-10% is pretty common).

However he has been on the same job for over 23 years.
